US New Home Sales Falls to 6-Month Low

Sales of new single-family homes in the US fell 10.5% in July 2026 from the previous month, to a seasonally adjusted annualized rate of 607,000 units. This marked the steepest monthly decline and the lowest sales pace since January, and came in below market expectations for a smaller drop to 620,000. Regionally, sales tumbled in the Midwest (-43% to 43,000) and declined sharply in the South (-13% to 383,000), more than offsetting gains in the Northeast (up 30% to 43,000) and the West (up 6.2% to 138,000). The inventory of new homes for sale at the end of the month stood at 488,000 units, equivalent to about 9.6 months of supply at the current sales pace. The median sales price was $393,800, the lowest level in more than a year.
