The Mortgage Bankers Association reports that for the week ending July 18, 2025, the average interest rate on 30-year fixed-rate mortgages for conforming loan balances (up to $806,500) in the United States increased by 2 basis points, reaching 6.84%. This marks the highest rate in the past four weeks, slightly above the previous week's rate of 6.82%. The persistently high 30-year fixed rate continues to deter many borrowers, resulting in a nearly three percent decline in refinance applications this week. At the same time last year, the borrowing rate was 6.82%. Mortgage rates generally follow Treasury yields, which saw an uptick last week due to robust economic data.
